How to read a structural drawing as a client

You do not need to be an engineer to spot whether your drawing set is complete.

The short version

When a design firm hands you a set of structural drawings, you are being asked to approve something you may not understand. That is normal. What is not normal is being unable to tell whether the set is complete. This is a short guide to what should be in it, what each sheet is for, and the handful of questions that tell you whether the work has actually been done.

What a complete set contains

For a typical residential building of 4 to 8 storeys, expect at least these sheets:

General notes. Concrete grade, steel grade, cover to reinforcement, design codes used. If this sheet is missing, the rest cannot be checked against anything.

Foundation layout. Every footing, pile or raft, with sizes, depths and reinforcement. It should reference the soil report by name and date. If it does not, ask why.

Column layout and schedule. A plan showing where every column is, and a table giving each column’s size and reinforcement floor by floor. Columns usually get smaller as they go up; the schedule shows where that happens.

Beam and slab layouts, one per floor. Every beam labelled, with its size and reinforcement either on the plan or in a separate beam schedule. Slab thickness and reinforcement for each panel. Where the floors repeat, the drawing will say “typical floor” — but the ground floor, the roof and any floor with a different plan need their own sheet.

Stair and lift core details. Stairs carry people and are drawn separately.

Sections and details. How the beam meets the column, how the slab meets the beam, how bars are lapped and anchored. These are the drawings the site steel-fixer actually reads.

Five questions to ask

Does the column grid on the structural drawing match the architectural plan? Lay them side by side. Every column on one should be on the other, in the same place. If a column on the structural sheet lands in the middle of a bedroom on the architectural sheet, the two sets were not coordinated.

Where is the soil report referenced? The foundation sheet should say which report it was designed from. No reference usually means no report.

Are the floors the building will actually have all drawn? Count them. A “typical floor” sheet covers repeated floors; it does not cover a roof with a water tank, a ground floor with parking, or a duplex level.

Is there a bar-bending schedule? A table listing every reinforcement bar by shape, size, length and quantity. This is what the site orders steel from. Without it, the site team is estimating.

Has anyone signed it? A drawing should carry the name and registration of the engineer responsible. Anonymous drawings are a warning sign.

What you are not expected to do

You are not expected to check the calculations, judge whether a 10-inch beam should be 12, or know what a stirrup is. That is the engineer’s job and the reason you are paying for one. Your job is to make sure the set is complete, coordinated, and traceable to the ground it sits on. Those three things you can check in half an hour with the sheets on a table.

Why we bother writing this

Because a client who understands what a complete drawing set looks like asks for one, and a project that starts with a complete set runs without the surprises that a half-drawn one produces. It is easier for us, cheaper for you, and better for the building.
