Why soil testing before design saves more than it costs

A foundation designed on an assumption is the most expensive guess on the project.
The short version
A soil investigation on a residential plot is a few boreholes, a few days, and a report. Compared with the cost of the building it is a rounding error. Compared with the cost of getting the foundation wrong it is the best money on the project. We do not start a structural design without one, and this is why.
What the ground is doing under you
Bangladesh is a delta. Most of the land people build on is silt and clay laid down by rivers, with the water table often within a few feet of the surface. That soil can carry a building — but how much it can carry, and at what depth, varies enormously. Two plots on the same road can have a firm layer at 10 feet and at 40 feet. From the surface they look identical.
A structural engineer designing without a soil report has two choices: assume the ground is good and risk settlement and cracking, or assume it is bad and over-design the foundation so everyone pays for piles that might not be needed. Both are guesses. The report replaces the guess with a number.
What the test actually involves
A drilling rig bores holes at two or three points on the plot, typically to 50 or 60 feet for a mid-rise building. At intervals the crew drives a standard sampler into the ground and counts the blows it takes — the Standard Penetration Test, or SPT. That count, layer by layer, tells the engineer how strong each stratum is. Samples go to a lab for classification and, where needed, strength testing.
The report that comes back gives the soil profile, the water table, and recommended bearing capacities at different depths. From that, the foundation type follows almost mechanically: a shallow footing if the ground near the surface is firm, a raft if it is uniformly soft, piles if the firm layer is deep.
What it saves
Piles you did not need. A common outcome: the engineer would have specified piles to be safe, the report shows a firm layer at 12 feet, and a raft does the job at a fraction of the cost.
A raft that would have failed. The opposite case, and the one that keeps engineers awake: soft clay to 35 feet, a raft would have settled unevenly, and the building would have cracked within a few years. Piles were the right answer. The report is how you find out before the concrete is poured, not after.
Redesign. Without a report, foundations are often redesigned when the site is opened and the ground turns out to be different from what was assumed. Every redesign is a delay, and every delay costs.
Neighbours. Digging next to an existing building on soft ground can undermine it. The report tells you what you are digging into and what precautions the excavation needs.
When to do it
Before the structural design, not after. A report obtained once the drawings are finished is a report that will make you change the drawings. The right order is: plot, soil test, design, price, build. It adds a week at the start of the project and removes months of risk from the end of it.
